Inside a Full Boiler Room Replacement: Delivering a Modern, High-Efficiency Heating System for a School

A complete plant room, rebuilt from the ground up
When a school’s heating plant reaches the end of its working life, the question is rarely whether to replace it — it’s how to replace it without disrupting the building, the budget, or the next heating season. Mellor & Mottram Mechanical Services were recently appointed to do exactly that: strip out an existing, ageing boiler room in its entirety and install a modern, high-efficiency heating system designed to perform reliably for the next twenty years.
The brief was clear. The client wanted lower running costs, greater reliability, modern controls, and a plant room that engineers could actually work in. What we delivered was a fully engineered solution — boilers, pumps, plate heat exchanger, pipework, controls and commissioning — handed over as a single, integrated package.
Why the existing plant had to go
Older boiler rooms are often a patchwork. Boilers fitted in different decades, pumps oversized for circuits that have since changed, controls bolted on as the building’s needs evolved. The result is a system that uses more fuel than it needs to, fails more often than it should, and is difficult to maintain because nobody owns the design as a whole.
For this project, the existing plant was reaching that point. Maintenance costs were climbing, efficiency was falling, and the controls offered the client almost no visibility over how the system was actually performing. Replacement — rather than further patch-repairs — was the only credible long-term answer.
The new heating system: built around efficiency and reliability
At the heart of the new plant room sits a bank of high-efficiency Remeha condensing boilers. Remeha was specified for proven reliability, strong efficiency figures across a wide load range, and excellent after-sales support — all critical considerations for a building where heating can’t simply be switched off when something goes wrong.
Around the boilers, we installed:
- New primary pump sets, correctly sized for the actual heating demand and configured for efficient circulation across the building’s circuits.
- A new plate heat exchanger, providing clean hydraulic separation between the boilers and the secondary distribution — protecting the new plant from any contamination still sitting in the existing distribution pipework.
- Welded and screwed steel mechanical pipework throughout the plant room, finished to a high standard with proper supports, valving and insulation.
- Trend Controls BMS, giving the client full visibility of the system: scheduling, set-points, fault alarms and historical performance, all accessible remotely.
Every component was sized and selected to work together as a single system, rather than as a collection of parts. That’s the difference between a boiler room that simply heats the building and one that earns its keep year after year.
Modern controls change everything
If we had to point to a single upgrade that delivers the most day-to-day value for a client like this, it’s the controls. The new Trend Controls BMS turns the heating system from a black box into something the client can actually manage. Heating schedules can be aligned to actual occupancy patterns. Faults can be diagnosed before they become breakdowns. Energy use can be measured, reviewed, and improved over time.
For a school — where occupancy is highly predictable but heating waste can be high — that level of control typically pays for itself many times over across the life of the system.

The completed boiler room replacement has delivered the client:
